GENERAL PURPOSE: Overall maintenance responsibility for the Seattle
area portfolio in accordance with CenterCal Properties policies and
standards. Performs the job in accordance with all applicable
standards, policies and regulatory guidelines (i.e. OSHA standards)
to promote a safe working environment. Maximizes customer shopping
experience and promotes tenant sales by working to ensure a clean,
well maintained, safe, friendly and aesthetically pleasing
environment.
KEY RESPONSIBILITIES/DUTIES: Reasonable accommodations may be made

functions of the job. Responsibilities include but are not limited
to:
Conduct daily property walk-throughs to ensure physical assets are
in best possible operating condition. Address issues discovered
during property inspections.
Self-perform property maintenance and repairs and oversee in-house
maintenance staff and property service contractors; Work in
conjunction with other staff on larger projects often requiring a
team of two or more.
Develop scopes of work, requests for proposals (RFPs) for recurring
services and projects, issue RFPs, evaluate contractor
submissions/bids, develop service agreements using required
CenterCal processes, software, and other tools.
Draft and review all service agreements and contracts to ensure
they are current and compliant with policy and required
certificates of insurance are on file.
Maintain good relationships with tenants through frequent
interaction, effective follow-through, and by participating in
tenant meetings to promote/discuss facility operations
initiatives.
Work with Operations Manager and other maintenance staff members to
ensure proper Preventative Maintenance and related record keeping
and logs.
Perform Condition Assessments (either personally or with the
assistance of consultants) to assist in development of long range
capital plans and budgets.
Develop staff members by enhancing their roles and broadening their
experiences.
Assist with the development and implementation of 5-year capital
plans to continue to maintain and enhance property assets and
execute against projected capital plans
Provide coverage to the properties during some weekends and
holidays.
Assist marketing staff and/or consultants with execution of center
events, holiday preparation and on-going maintenance of signage
hardware, placement, and sign inserts
Respond to daily requests for assistance from management, tenants
and contractors.
On call for after-hours emergencies.
Other duties as assigned.
MINIMUM QUALIFICATIONS: The following are the minimum
qualifications that an individual needs in order to successfully
perform the duties and responsibilities of this position. Please
note that the minimum qualifications may vary based upon the
department size and/or geographic location.
Knowledge/Skills/Abilities:
Bachelor's degree in related field or equivalent experience.
Minimum three years of experience in facility/maintenance
operations. Shopping center experience preferred.
Ability to read, interpret, and understand paper and computer-based
architectural and engineering blue prints, CAD drawings,
schematics, contracts and other documents.
Ability to communicate effectively both orally and in writing.
Proficient in the use of computers and programs such as Microsoft
Office and other programs as applicable to the properties.
Ability to be flexible, prioritize and manage multiple projects, as
well as solve problems in a timely manner.
Valid Driver's License in the state of Washington.
A reliable means of transportation to allow access to all portfolio
properties 24 hours a day.
Ability to lift and carry up to 50 pounds.
Must be 18 years of age.
Must be able to work independently and as part of a team.
Ability to read and interpret documents and comprehend
instructions. Ability to effectively present information to
departmental management and tenants.
Ability to define problems, collect information and establish
facts.
