The Maintenance Technician is responsible for assisting in the day-to-day operations of the property ensuring the entire property remains safe, appealing and operational.
--We are a COVID vaccination mandated employer. All staff must be fully vaccinated prior to their start date.--
Minimum Qualifications:

  • High school graduate or equivalent preferred
  • Minimum of two years of prior apartment maintenance experience or trade school equivalent
  • Familiarity with electricity, plumbing, carpentry and painting
  • Familiarity with apartment complex and property building systems
  • Ability to read, write and communicate effectively with Residents and other staff
  • Positive attitude and willingness to participate in a team environment
  • Demonstrated integrity on both a personal and professional level
  • Capable of keeping confidential information and treating interactions and situations with tact, maturity and flexibility
  • Excellent customer service skills, including high resident and employee satisfaction
  • Maintain flexibility with schedule and have ability to be "on-call" for community emergencies
  • Adapts to changing business needs, conditions, and work responsibilities
  • Familiarity and ability to comply with the Washington State Residential Landlord & Tenant Act and other State, City, County and Federal regulations as well as the Fair Housing Act.
  • Must have valid driver license and own transportation
  • Must pass criminal background check
  • Ability to live on-site if required--

    Essential Functions:
    Property Oversight and Administration

    • Maintain the office/offices in a clean and organized manner
    • Conduct regular inspections of the grounds, buildings and major equipment reporting necessary findings to Community Manager
    • Follow company maintenance policies and procedures
    • Assist in maintaining the OSHA/SDS safety binder and requirements
    • Assist in maintaining and updating the daily, weekly, monthly and annual maintenance schedule
    • Maintain Resident files and records per company policies
    • Assist in maintaining inventory of tools, equipment and supplies
    • Assist in maintaining warranty information and paperwork for appliances and other major purchases
    • Available for after-hours emergencies
    • Attends trainings as needed or required by Supervisor

      Maintenance and Safety

      • Routinely ensure property is in good physical condition routinely picking up trash and repairing known deficiencies timely
      • Actively completes any work orders assigned and assists with those not assigned as needed
      • Ensure work orders are performed timely, accurately and professionally to Resident's satisfaction
      • Makes units rent ready in accordance with company policy:-- painting, cleaning and making repairs as required working with the Community Manager to determine scope of work and vendors needed
      • Walk unit upon becoming vacant with Community Manager and determine required work and timeline to make rent ready
      • Maintain vendor relationships ensuring proper supplies are ordered and vendors arrive on-site and complete their work in a timely and professional manner
      • Assists in evaluating systems & facilities to determine required repairs
      • Adhere to the company's severe weather/storm policy to ensure removal of snow and ice from common area street entries and walkways, including portion of common area sidewalk
      • Report all liability and property incidents to Supervisors
      • Encourage injured site staff to see a doctor and file required L&I reports

        Resident Relations

        • Maintain positive customer service attitude
        • Ensure clear and consistent communications with residents, both written and verbal
        • Respond to Resident inquiries referring most concerns to the Community Manager unless in regard to existing maintenance concern
        • Report Resident complaints and concerns to Community Manager, conferring to ensure team response is consistent and properly documented
        • Create incident reports as needed ensuring thorough and accurate information
        • Enforce community lease, rules and regulations through proper company policy

          • This is a non-exempt, hourly position.
          • This job requires the ability to sit, stand, walk, kneel, stoop, climb, crouch, reach, handle, see, hear and talk.
          • Exposure to chemical or mechanical/electrical items (frequently)
          • Position will operate out of a community or other designated office
          • Normal office environment as well as outdoor environment.-- Exposure to weather - heat, wet, cold, wind, and noise.
          • Lift, carry, push and pull up to 50 lbs. (frequently).-- Items over 50 lbs. must be lifted, carried, pushed, pulled, or moved with proper equipment for assistance (dolly) and property safety procedures must be followed.--

            Note about COVID-19 work environment: Since March 2020, Community Management Partners, LLC has adjusted to a remote-work model for all staff. We anticipate keeping a remote-work schedule until further notice and our leadership team is carefully evaluating options for a safe reopening with input from staff. Meetings are all conducted virtually and some of the responsibilities outlined below will be put on hold or modified while we continue working remotely.
